Terms of Service

1. Introduction These Terms of Service ("Terms") govern your access to and use of the HOMEE platform ("HOMEE," "we," "us," or "our"), including our website, services, features, content, and applications. By accessing or using the Service, you ("User," "You," "Your") agree to comply with and be bound by these Terms and our Privacy Policy. If you do not agree to these Terms, please do not use the Service.

2. Eligibility and Account Registration You must be at least 18 years old to use HOMEE. By creating an account, you agree to provide accurate, current, and complete information. You are responsible for maintaining the confidentiality of your login credentials and all activities that occur under your account.

3. Verification Requirements All users may be required to verify their identity through our third-party provider (e.g. iDenfy). Verification requires a valid government-issued ID and a selfie. You are responsible for ensuring that your HOMEE profile details match your verification documents. Failure to verify your identity within the required time may result in account deletion.

4. User Conduct and Responsibilities You agree not to:

  • Post misleading, false, or fraudulent listings or information.
  • Harass, threaten, or abuse other users.
  • Share or post discriminatory, offensive, or illegal content.
  • Use the platform for commercial advertising or spam.
  • Attempt to collect or scrape user data without consent. We reserve the right to remove accounts that breach these community standards.

Safety: HOMEE is committed to creating a safer renting experience. However, we cannot guarantee the authenticity of every user or listing. You are responsible for doing your own due diligence when arranging house and housemate agreements. Users are responsible for conducting their own due diligence.

Always:

  • Verify the identity of users and listings
  • View properties in person (if safe to do so )
  • Never send money unless you are fully confident in the legitimacy of the listing
  • Report any suspicious activity to our team immediately

5. Property Listings and Content By submitting content to HOMEE, including listings and messages, you grant us a worldwide, royalty-free, transferable, non-exclusive license to use, reproduce, distribute, and display such content in connection with the platform, including promotional purposes.

You confirm that:

  • You have the legal right to rent out any property listed.
  • All listing details are correct, honest, complete and accurate
  • HOMEE reserves the right to request evidence of property ownership from any landlord or agent listing on the platform (e.g. Title Register). Failure to provide this may result in listing removal.

6. Equality and Discrimination HOMEE is committed to fair and inclusive housing. In accordance with the Equality Act 2010, it is unlawful to discriminate against someone based on:

  • Race or ethnicity
  • Sex or gender identity
  • Disability
  • Religion or belief
  • Sexual orientation
  • Pregnancy or maternity
  • Gender reassignment

If you’ll be living in the property you’re advertising a room in then, the law is slightly more flexible, please refer to the UK discrimination laws in property advertising to find out more. You are allowed to have certain limited preferences. However, you may not express preferences based on race or ethnicity under any circumstances. If preferences are shared, include a clear explanation (e.g. "All current flatmates are female, so we're ideally looking for another woman to keep the dynamic").

Users must comply with all applicable equality and anti-discrimination laws. HOMEE reserves the right to remove any listings or content that may be in breach of these principles.

7. Platform Role and Liability Disclaimer HOMEE is simply a listing and connection platform. We are not party to any rental or housemate agreements made through the platform. HOMEE does not guarantee the authenticity of any listings or users; we do not vet, verify, or endorse listings or users.

While we take steps to assist in safety and quality, we are not liable for:

  • The accuracy of listings
  • Conduct of users
  • Disputes between users
  • Losses or damages arising from using HOMEE

8. Third-Party Services We use third-party services such as iDenfy and Google Analytics. Your data may be shared with such services as outlined in our Privacy Policy.

9. Suspension and Termination We reserve the right to suspend or terminate your account at any time, with or without notice, if we believe you have violated these Terms or acted unlawfully.

10. Indemnity You agree to indemnify and hold HOMEE harmless from any claims, losses, or damages, including legal fees, arising out of your use of the platform, your breach of these Terms, or your violation of any rights of a third party.

11. Force Majeure We are not liable for delays or failures in performance resulting from causes beyond our reasonable control, including natural disasters, internet outages, war, or governmental actions.

12. Governing Law These Terms are governed by and interpreted in accordance with the laws of England and Wales. You agree that the courts of England and Wales shall have exclusive jurisdiction over any disputes arising under these Terms.

13. Changes to These Terms We may update these Terms from time to time. It is your responsibility to check for updates. Continued use of HOMEE after such updates constitutes your acceptance of the revised Terms.
